HOME INSPECTIONS

 

We go above the standard to ensure the home you are purchasing is the right fit for you. As a third party, we have no vested interest in whether a sale goes through or not, we are here to act as your advocate and make sure you know what you are purchasing.

 

HOME PERFORMANCE AUDIT

 

A Home Performance Audit is the first step on the path towards a more comfortable, more affordable, and an overall healthier home. Using a variety of high-tech, state-of-the-art tools, we're able to identify the key areas where your home is wasting energy, and recommend the most cost-effective improvements for maximum comfort, minimum energy bills, and optimal indoor air quality and building health and safety.

Our approach in conducting Home Energy Audits is to take a comprehensive, whole-house assessment of the home. This approach distinguishes our "Whole-House Energy Audit" from the "Clipboard Audits" offered by many utilities, box stores, and companies that offer a discounted audit as a means to sell products or services.

 

PRE-SALE WALK THROUGH 

 

A Presale Walkthrough is a cost effective way to bring to your attention issues the buyer’s home inspector may discover. This gives you the opportunity to proactively deal with the issues either by fixing them or offering a credit at purchase. Your home’s salability and value will increase.

 

DUCT TIGHTNESS TEST (DET)

 

Used to see how much air is leaking through the duct system specifically. Best to be done during rough-in before drywall is put up. 

 

ENVOLOPE TIGHTNESS TEST (BLOWER DOOR)

Used to see how much air is leaking through the doors, windows, wall, etc. of the house. Builder will need to email plans for the house prior to test so calculations can be done in advance. 

ISSUE INSPECTION 

 

Primarily for clients who are having an issue in a particular part of their home. Perfect for anyone who is looking to put their house on the market and want a fair evaluation to see if there are any problems prior to selling (pre-sale inspection).

 

INFRARED IMAGING

 

An infrared scanner reveals hidden air leaks and areas where insulation isn't performing, and can also yield some interesting surprises -- such as where an uninsulated hot water pipe or recessed lights may be contributing to an ice dam, for an example. It's a valuable part of any good home energy audit and a step that we guarantee to take with thoroughness and precision (our experience tells us that it can be a fun part of the energy audit for homeowners, too). 

 

AIR QUALITY TESTING

 

IAQ Home Survey is a low-cost state-of-the-art indoor air quality assessment that can identify numerous chemical sources, whether they are from known sources (e.g., new paint, potpourri, or carpeting) or from mold that might be hidden from view but potentially found during a full home inspection. The IAQ Home Survey analytical report can be utilized to create an action plan to remove or remediate any issues found prior putting your home on the market.

 

MOLD/VOC

 

Molds are microscopic fungi that can be found almost anywhere - both indoors and outdoors! Mold growth occurs mainly in warm, damp, and humid conditions. They reproduce by making spores that are released into the air to be transported to other places where they can germinate and grow. When mold is in an active growth phase, it releases gases into the air called Mold Volatile Organic Compounds (MVOCs or Mold VOCs). Some MVOCs you can smell; however, not all of these gases can be detected by smell.

 

RADON

 

Radon is a radioactive gas. It comes from the natural decay of uranium that is found in nearly all soils.

Typically, it moves up through the ground to the air above, but with a house above the natural escape route, radon goes into your home through cracks and other holes in the foundation - This includes cracks in sump pump pits! Your home traps radon inside, where it can build up.

Any home may have a radon problem. This means new/old homes, well-sealed/drafty homes, and homes with or without basements. 

 

ENERGY STAR CERTIFICAITON 

 

Energy Star Certification for new homes is a powerful way to distinguish your home(s) from the competition. In an era of high energy costs, more and more homebuyers are becoming attuned to the benefits of an energy efficient home.
Energy Star for Homes (a certification that falls under the umbrella of the EPA's well-known Energy Star brand) is a powerful quality assurance program that ensures that a home is energy efficient, safe, and healthy. 

 

HERS RATING

 

A HERS Rating assigns a home a score on a scale from 0-150.

The higher numbers represent greater energy consumption; the lower numbers represent less energy consumption (a HERS score of 0 represents a "zero energy home," which produces at least as much energy as it consumes). A standard new home would receive a score of around 100. Most existing homes fall somewhere between 100 and 150.
